Relevant letting fees and tenant protection information

In addition to paying rent for the property, you may also be required to make the following permitted payments:

At the commencement of the tenancy:

  • A deposit equivalent to one month’s rental.

  • Also rent for the first month of your tenancy.

During the tenancy:

  • You will be responsible to the Local Authority and the service providers in relation to items such as Council Tax, gas, electricity, water etc

  • Default Charges: such as payments for the replacement of lost keys, unpaid cheques and correspondence regarding late/missed rental payments

  • Tenancy Transaction Charges; early determination of tenancy

Tenant Protection:

Tony Hornby Property Management Services are members of The Property Redress Scheme and also hold client money protection with the Client Money Protect scheme. You can find out more details on our website or by contacting us directly.

The deposits for all Assured Shorthold Tenancy Agreements are lodged either in our account with the Deposit Protection Service or alternatively in the Landlord’s account which must comply with current legislative requirements.

Tenant Fees (inc VAT):

  • Lost keys/fobs etc: Item cost plus £12 for sourcing fee

  • Unpaid/returned cheques: £24 on each occasion.

  • In the event of an agreed early determination of your tenancy you will be responsible for our reasonable charges for negotiating a replacement tenant for the residue of the term of your Tenancy Agreement, subject to a maximum fee of £90.

  • If County Court proceedings are taken by the Landlord against the Tenant for any reason arising under the tenancy the Tenant shall be responsible for all legal and other charges and expenses reasonably incurred by the landlord which shall include any fees for attendance at Court by the landlord and/or his/her Managing Agent.
